Creating an account stores your name and verified email address or phone number in our private account store. We use these details to sign you in, associate uploads with your account, prevent abuse, and notify the site owner of new registrations. Your account contact details are not automatically published; only the seller details you submit with a listing are public.
You may also continue as a guest with an unverified phone number. We store this number in a private guest session for up to 24 hours before expiry; expired sessions are routinely removed. No SMS is sent. Guest sessions do not access existing accounts, and guest submissions are recorded as unverified. After the session ends, entering the same number creates a separate guest session; it does not recover earlier submissions. Only seller contact details you submit with a listing become public.
Email codes are delivered through our email service. When enabled, SMS verification uses Twilio. Verification codes expire after 15 minutes or sooner; sign-in cookies are secure, HTTP-only and expire after 30 days. You can log out to end your current session. Expired verification and session records are routinely removed. Contact info@wubgojo.com to request deletion of your account.

If you choose Allow, we use Google Analytics cookies to measure visits, traffic sources, listing views and contact-button clicks. Contact clicks are not confirmed enquiries. Google processes browser/device information and approximate location derived from network information. We send only controlled event names and cleaned page addresses; we do not send form contents, names, email addresses, phone numbers or advertiser contact links. Advertising personalization and Google signals are disabled.
No Google Analytics tag loads before you allow it. You can change your choice using “Analytics preferences” at the bottom of the page. Declining disables further Google Analytics collection and removes its cookies. We respect Do Not Track and Global Privacy Control. Google may process data outside Ethiopia. See how Google uses information from sites that use its services. Our separate first-party activity counts are described below.

We count visits, page views, listing views, contact-button clicks and property-posting steps to understand use and diagnose problems. A random browser-tab session identifier expires after 30 minutes of inactivity. We store event names, predefined promotional campaign codes, coarse page category, language, mobile/desktop category and time for 30 days in Netlify, accessible only through our private owner tools. We do not put names, email addresses, phone numbers, form contents, full URLs, IP addresses or precise locations in these activity records. Hosting infrastructure may process network information separately. Daily aggregate counts without session identifiers are retained for historical reporting. No advertising cookies or fingerprinting are used. Tracking is disabled when your browser sends Do Not Track or Global Privacy Control.

1. Who we are
Wubጎጆ ("we", "us") operates this home marketplace for Ethiopia. For anything in this notice, contact us at info@wubgojo.com or +251 91 783 9553 (Bole, Addis Ababa).
2. What we collect
- Mortgage requests: property of interest, price, your monthly income, down payment, preferred term, preferred bank, and phone number.
- Home requests ("Request a Home"): the property type, budget, city, bedroom preferences and notes you submit, plus your contact details.
- Owner submissions: property details, photos, and the contact information you choose to publish on your listing.
- Listing reports: the listing reported and any description you provide.
- Device location — only if you tap "Use my location", and only to filter listings by distance. It is used in your browser and not stored by us.
3. Why we use it
To show you a mortgage estimate, to forward your consented mortgage request to the bank you selected, to share your home request with relevant agencies and brokers, to publish listings you submit, and to investigate reported listings and keep the platform safe.
4. Consent and sharing
We share your mortgage details with only the bank you selected, and only after you tick the consent box on the mortgage form. Your consent statement is included with the request so there is a record of it. We do not sell your personal data, and we do not share it with anyone else without your consent unless the law requires it. You may withdraw consent at any time before the bank processes your request by contacting us.
We are not a lender. Mortgage figures on this site are estimates only — they are not loan offers or approvals. The bank you select makes its own decision under its own terms.
5. Your rights
Under Proclamation No. 1321/2024 you have the right to access the personal data we hold about you, to correct it, to have it deleted, and to withdraw consent. To exercise any of these, email info@wubgojo.com. If you are not satisfied with our response, you may complain to the Ethiopian Communications Authority (ECA), the supervising authority.
6. Retention
We keep mortgage and home-request details only as long as needed to hand them to the bank or agencies and to keep a record of your consent, after which they are deleted. Listings remain published until removed by the owner or by us.
7. International transfers
If you contact us from outside Ethiopia (for example as a diaspora buyer), your messages reach us through the messaging service you use (WhatsApp, Telegram, email). Any onward sharing inside Ethiopia follows this notice and the Proclamation's transfer rules.
8. Changes
We will update this page when our practices change and revise the date above. Significant changes will be announced on the site.
Direct property submissions: Posting does not require an account or email or phone verification. We collect your email address privately for site-owner contact about your listing and include it in the private new-listing notification. Your email is not published in the catalogue. We store your submitted listing and photos with our hosting provider, Netlify. When you consent and publish, your property details, photos, name and phone number become public immediately with a “Pending Approval” label. This label means we have not yet reviewed the listing; it is not verification of the property or seller. Photos are resized and re-encoded to remove embedded metadata. info@wubgojo.com with your submission reference. These records remain stored until deleted; hiding a listing removes it from the public catalogue but retains it for review. Hosting may process data outside Ethiopia. Do not upload identity documents or other private documents.

- የሞርጌጅ ጥያቄዎች፦ የሚፈልጉት ቤት፣ ዋጋ፣ ወርሃዊ ገቢዎ፣ ቅድመ ክፍያ፣ የሚመርጡት የብድር ጊዜ፣ የሚመርጡት ባንክ እና ስልክ ቁጥርዎ።
- የቤት ጥያቄዎች ("ቤት ይጠይቁ")፦ የሚያስገቡት የቤት ዓይነት፣ በጀት፣ ከተማ፣ የመኝታ ክፍል ምርጫ እና ማስታወሻዎች፣ እንዲሁም የመገናኛ መረጃዎ።

3. ለምን እንጠቀምበታለን
የሞርጌጅ ግምት ለማሳየት፣ በፈቃድዎ የሞርጌጅ ጥያቄዎን ለመረጡት ባንክ ለማስተላለፍ፣ የቤት ጥያቄዎን ለሚመለከታቸው ኤጀንሲዎችና ደላሎች ለማጋራት፣ የሚያስገቡትን ማስታወቂያ ለማተም እና ሪፖርት የተደረጉ ማስታወቂያዎችን በመመርመር መድረኩን ደህንነቱ የተጠበቀ ለማድረግ።
4. ፈቃድ እና ማጋራት
የሞርጌጅ መረጃዎን የምናጋራው ለመረጡት ባንክ ብቻ ነው፤ ይህም በሞርጌጅ ቅጹ ላይ የፈቃድ ሳጥኑን ምልክት ካደረጉ በኋላ ብቻ ነው። የፈቃድዎ መግለጫ ከጥያቄው ጋር ይካተታል፤ ስለዚህ መዝገብ ይኖራል። የግል መረጃዎን አንሸጥም፤ ሕግ ካላስገደደ በስተቀር ያለፈቃድዎ ለሌላ ማንም አናጋራም። ባንኩ ጥያቄዎን ከማስኬዱ በፊት በማንኛውም ጊዜ ፈቃድዎን ማንሳት ይችላሉ።
እኛ አበዳሪ አይደለንም። በዚህ ድረ-ገጽ ላይ ያሉ የሞርጌጅ ቁጥሮች ግምት ብቻ ናቸው — የብድር አቅርቦት ወይም ይሁንታ አይደሉም። የመረጡት ባንክ በራሱ ሁኔታዎች የራሱን ውሳኔ ይሰጣል።
5. መብቶችዎ
በአዋጅ ቁጥር 1321/2016 መሠረት ስለእርስዎ የያዝነውን የግል መረጃ የማግኘት፣ የማስተካከል፣ የማስሰረዝ እና ፈቃድዎን የማንሳት መብት አለዎት። እነዚህን ለመጠቀም info@wubgojo.com ይጻፉ። በምላሻችን ካልረኩ ለተቆጣጣሪው ባለሥልጣን — የኢትዮጵያ ኮሙኒኬሽን ባለሥልጣን (ECA) — ቅሬታ ማቅረብ ይችላሉ።
6. የመረጃ ቆይታ
የሞርጌጅ እና የቤት ጥያቄ መረጃዎችን ለባንኩ ወይም ለኤጀንሲዎች ለማስተላለፍ እና የፈቃድዎን መዝገብ ለመያዝ በሚያስፈልገው ጊዜ ብቻ እናስቀምጣለን፤ ከዚያ በኋላ ይሰረዛሉ። ማስታወቂያዎች በባለቤቱ ወይም በእኛ እስኪወገዱ ድረስ ታትመው ይቆያሉ።
7. ድንበር ተሻጋሪ ዝውውር
ከኢትዮጵያ ውጭ ሆነው ካገኙን (ለምሳሌ የዲያስፖራ ገዢ ከሆኑ)፣ መልዕክቶችዎ በሚጠቀሙት የመልዕክት አገልግሎት (ዋትስአፕ፣ ቴሌግራም፣ ኢሜይል) በኩል ይደርሱናል። በኢትዮጵያ ውስጥ የሚደረግ ማንኛውም ቀጣይ ማጋራት ይህንን መግለጫ እና የአዋጁን የዝውውር ደንቦች ይከተላል።
8. ለውጦች
አሠራራችን ሲቀየር ይህንን ገጽ እናሻሽላለን፤ ከላይ ያለውን ቀንም እንለውጣለን። ጉልህ ለውጦች በድረ-ገጹ ላይ ይገለጻሉ።
ቀጥታ የንብረት ማስታወቂያ፦ የሚያስገቡትን ዝርዝርና ፎቶዎች በአስተናጋጃችን Netlify እናስቀምጣለን። ተስማምተው ሲያትሙ የንብረት ዝርዝሮች፣ ፎቶዎች፣ ስምና ስልክ ቁጥርዎ ማጽደቅ በመጠባበቅ ላይ በሚል ምልክት ወዲያውኑ ለሕዝብ ይታያሉ። ይህ ንብረቱን ወይም ሻጩን ማረጋገጥ አይደለም። ፎቶዎች መጠናቸው ይቀነሳል፣ የተደበቀ መረጃቸውም ይወገዳል። ማስታወቂያዎችን ልናጸድቅ ወይም ልንደብቅ እንችላለን። ለማስተካከል ወይም ከፎቶዎቹ ጋር ለማስወገድ መለያውን በመጥቀስ ለ
